Real Estate License applicants must be at least 18 years old with a high school equivalent education or higher and a SSN. State Residency and US Citizenship are not required. Application fee waivers are available for some income levels as will as for military personnel, veterans & their spouses.
All real estate license applicants must submit electronic fingerprints through an approved vendor as part of the application process. Fingerprints are processed through the Florida Department of Law Enforcement (FDLE) and the Federal Bureau of Investigation (FBI).
Real Estate School covers the basics but, for many, a separate exam prep course is recommended to be successful on the state exam. Degree Real Estate Academy offers comprehensive exam prep courses designed to prepare you for success on the state exam.
The state exam is given at Pearson Vue testing centers. Once your application has been approved you will receive notice of exam eligibility which will allow you to schedule your exam. An exam date cannot be scheduled until the eligibility letter is received.

Exam Question Breakdown
The Florida Real Estate Sales Associate Exam has 100 multiple choice questions and a 3-hour time limit. The minimum passing score for the real estate license exam is 70%.
Question Types Of the 100 questions on the exam, 70 questions will be application level questions. That means that in order to reach a correct answer, you will need to apply your knowledge of real estate principles to fact patterns or situations. Twenty questions will be intermediate level questions. Intermediate level questions often test two or more concepts in a single question. The remaining 10 questions are knowledge level questions. Knowledge level questions require recall of facts, dates, rules or formulas.
Real estate schools cannot publish their individual pass rates as the state does not report pass rates by school. There is no fully reliable source of information for this information.
The overall pass rate varies from month-to-month. Some months the pass rate may be as low as 35% and other months the pass rate may be over 60%. In general the pass rate for first-time test takers is usually above 50%. It is not unusual for real estate license candidates to take the exam more than once before becoming licensed.
The pass rate for online real estate school students is about 20% higher than the pass rate for classroom students. Online real estate school requires commitment and discipline to finish. But the work that goes into completing an online course rather than a classroom course pays off in terms of state exam testing outcomes.
A separate exam prep course and taking practice exams are the recommended strategy for improving your chances of success on the state exam. When taking practice exams, you should aim to consistently achieve a score over 80%. The additional stress of taking the exam in the testing center sometimes results in test takers scoring lower than they had on practice exams.
